Chef check to see if your policy has an "emergency relief" clause. When my office flooded last year we were not covered for flood, but there was a one time "emergency relief" that could be applied in any emergency situation. We were able to get a fair amount from the insurance. Although it wasn't even close to our losses it was at least some relief.
