RIROCKHOUND 04-11-2007 06:38 AM

One hurricane.

Pay your FEMA flood insurance.. :D

JohnR 04-11-2007 08:18 AM

I was going to post the 2 places next to the Mist but I think Insurance might be a problem...

Mike P 04-11-2007 12:39 PM

Estimated RE Taxes: $8540 per year

On a $1.3 million home.

You know what really burns me--those taxes are less than what I was paying on a $475K home on Long Island :af:

wader-dad 04-11-2007 04:48 PM

We have 4832 members so that comes out ot $268 per member (not including installation of an eel tank, SB.COM members only sign and closing costs
Thats about the cost of 5 BM cowboys on Ebay or 2 wood Musso darters. I would rather buy the House. Lets rock and roll.

Jenn 04-11-2007 04:51 PM

hang on let me check my mega millions ticket from last nite.....

When you buy it change the deed to allow access to the water for S-B members.

hunan 04-12-2007 01:30 PM

man, if it only had laundry.:hee:

Megabyte 04-12-2007 02:16 PM

Clammers Commission

Don't forget we can get a 6% discount using Clammers commission.

That got to bring it way down for the 4800 members :bounce: :bounce: :bounce:

EricM 04-12-2007 02:37 PM

$268 per member is right on the money. I'm with wader-dad on this one.

Backbeach Jake 04-12-2007 06:11 PM

Hehe, I caught that too. 1.3 million and you have to go off site to wash your clothes. :laugha:

GattaFish 04-12-2007 06:47 PM

I am in ,,,,, and a washer and dryer is nothing,,,, I am sure we could get that taken care of no problem.

We can rent one side and use the other,,,,,,

RIJIMMY 04-12-2007 08:45 PM

that place has been for sale for over 5 years, somethin's not right

JohnR 04-12-2007 08:50 PM

I wonder, if we ever seriously considered a group buy (and we have given more than casual consideration in the past), would it be best to buy the land and put our considerable talents to work instead??

We have Construction Guys, electricians, plumbers, geeks, HVAC folk, civil injineerz, legal types, BS artists - we'd be golden :tooth:

RIROCKHOUND 04-12-2007 08:51 PM

Cost, flood insurance, lot size, septic, etc..

There's a spec house on the corner of the road built out of zone (should be elevated but it's not) still for sale, at least 4 or 5 years...

Not the smart place to buy.. but up off Matunuck School House Rd and ride your bike. Much safer and wont vanish in the next hurricane.

Oh, and I forgot our "We're Never Gonna Make It" Rocktologist :hihi:

Come on Rock - let us dream please... Ok, then where can we find some permaledge and we'll design a hurricane proof seaside home...

RIROCKHOUND 04-12-2007 09:58 PM

gotta be a kill-joy John :D

Brian

what about the one I posted >>>>>>

That S/B coming my way & it looks great // C/A >>>> the hold-up is //they won,t change the locks & winterize /because they say its occupied ::
anyway of keeping a check on that for me // I left a letter with a business card ;;

I was told it [WAS} a out of state buyer that lost it // that,s unusual ;;

But there is alot of personal property inside ///

I can,t evict or change the locks til we have proof one way or the other ;;;

Can you keep a eye on it & let me know ASAP // if you see cars or activity /signs of life ;;

If it comes my way /especially after June >>>>>>> it will be my summer home // I always have to put the utilities in my name anyway // I ll just have it de-winterized // & if need be winterized next fall ;;
because there is no history on it is there anyway of finding out the shape of the septic // without waking up the town ?????

do you still have my number ????????

thanks ;; MIKE :lm:

Another foreclosure came in today >>>>>>> now they are getting to the point were some are good investments & some are priced pretty close to a [[FLIP}} :faga:

many years ago there were a bunch of guys with this same idea. They bought a large parcel of land, constructed a bunkhouse and called it the Cuttyhunk Fishing Club.
So yes it's possible.:)

Not your average group of guys.
Now if we had similar "Captains Of Industry" on our site I'd say it was a done deal.
Hmm, maybe we could start a new West Island Club.

JohnR 04-13-2007 11:47 AM

I wouldn't mind hitting the lottery for a couple hundred mil so I could reopen the Squibnocket Club

Well, while I was breaking down different disciplines with the trades it is obvious that there is often cross-skills transfer within the trade :shocked:
