Apartment Flooded!
 

Last night we had a foot of water thru our entire house. Literally, everything is flooded. Anything that was touching the floor is soaked.

Water came up so high, it soaked the box frame and mattress.

I have renters insurance, but they are saying it doesn't cover flooding. Need to call again.

Anyone know what if anything a landlord is obligated to do for us? We have a lease.

We are making out ok, moving all our stuff into a temporary spot.

What a mess.

pretty sure both homeowners and renters insurance excludes floods... Only hope is landlord carried flood insurance.

Tell your insurance company that it was not caused by a flood but by a Hurricane. That's what the hotels in Indonesia did after that huge title wave. They won the argument as they said it was caused by an earthquake vs a flood

Good luck Chris. As a Landlord my insurance covers my property period. Structure and appliances etc. look into FEMA help as well. Many times there is federal money available to victims of Natural Disasters. Get the ball rolling fast on that as I know the money will be chewed up rapidly. Get in touch with as many state and federal agencies as possible. It will be a task but the hours you spend may be re couped via aid. I am sorry you are going through this bud. It is a Terrible thing to experience. I went through a fire in my twenties and it devastated me. But you get through it.

Be persistent... depending on the extent of your loss you might want to consult with an attorney (usually landlord insurance won't cover personal belongings)

At a minimum the landlord should be putting you in a clean dry place until he can rehab. Call your local board of health

That sucks.Been there and it is no fun.

sorry about your property being flooded...most home owners or landlords do not get flood insurance it is not expensive....it is also available to tenants too.

People that own Condos should also get renters insurance since the master insurance only covers from the outside walls out...and like in Virgina nobody had earth quake insurance...some people could not afford to fix their property

We're actually much better already. Luckily landlord had another apartment open right next door so we moved all our stuff in there within 6 hours.

Trying to unpack now and make sense of it all.

Sorry for what has happened Chris. If your landlord says no, go for the attorney and sue him. He has to have some kind of liabitlity insurance.

In most cases landlord is not responsible for apartment flooding by natual causes....if apartment is flooded due to faulty plumbing there is recourse...it is always best to check with attorney if U can afford it

It's not worth the suing or lawyer fees, besides for some cheap ikea bookcases, a desk and some random towels and pillows we used to try and stop the flood nothing of real value was lost.

Plus we were lucky that the apartment next door was available, literally 40 feet away, and he was nice enough to let us move it there.

I called around legally he doesn't have to help us move, relocate, pay for movers or a pod. Basically it falls on the tenant.

I have renters insurance but flooding by storms, hurricanes, natural disasters are not covered. I'm going to have a friend that files claims look over my paperwork and see if there is anything I can do.

I'm thankful we have a clean dry place, dogs are safe, and we didn't lose anything that can't be easily replaced

Certainly you should point out to your wife that your fishing tackle got wet so now you'll need more. Worth a try.

The water pipe bursting may have given you a legitimate claim, what a coincidence.

But in all seriousness, were doing good. Spent the early part of the day unpacking and sorting. Still lots to do but it's manageable now.

Could have been much worse.

Best of luck, Chris. I had a flood in my basement when I moved into my new house in 2002. I literally lost everything down there. I had just moved in and hadn't bought shelves yet. I had the adjuster come to the house and laugh...like $30-40,000 worth of stuff...we didn't get a dime. It was a heartbreaker!

Most people that get flooded didn't check their current insurance policies to see that floods (natural causes) are not covered.

You have to get a separate policy for flood insurance.
