Cost to refinish hardwood floors
Might entering a bidding war for a house this week. Anyone have an estimate on the cost to refinish ~1200 sqft of hardwood in an unoccupied house? I am hearing $2-3/sqft.

Prices vary, but your range sounds about right. Get a million quotes and let them know you are shopping around. Ask people you know for recommendations this way you can see the work. Im getting mine done next week for a 1.75 a square foot, which is damn cheep and they do good work.

My bids run at 2.50/sf from my go to flooring sub. Father sons operation. Sand, sealer coat, two finish coats with light sand in between. Oil poly, not water based. They were recently out bid by an Asian company, who ended up asking for more money when the job was finished, saying it was more work blah blah blah... 90% of the time, you get what you pay for.

oil finish takes longer to do, looks better, water based is faster, usually can do two coats in one day it dries that fast, coat in the morning,crank the heat come back in the afternoon, screen it vacuum it then coat again comeback in the morning third coat, problem is water based poly looks like crap although it won't yellow like oil does.

if i may... you do it yourself : sanding, refinishing... ect... whats your labor worth
if your mainly repair "problem areas" on an otherwise recently refinished floor per hour (ballpark estimate) |

what is it worth per hour ... wasn't suggesting you do it i am going to do some spots here.. (a rental) and have used the big rental sanders before so , i guess it's rental equipment cost per hour plus finish cost. prolly can get by with a palm sander |
