Good bye Vineyard--hello Narragansett

Just talked to a friend, an islander so to speak. They're moving off the Island and back to Narragansett. Which is cool--the guy is like the rest of us, a bass nut.
I've been staying at their house in West Tisbury for a long time now I tried to talk them out of it. But the cost of living out there for a carpenter/ caretaker/ charter boat mate--has gotten completly out of control.
Loads of islanders are leaving the island--selling their homes for a fortune. But this changes the dynamics of the island--makes it less rustic somehow. I still love the island but in the years that I've been going there things have really changed.
Great place to fish. One of my favorites.

Havent been there in a while; used to fish Oak Bluffs Shark Tourny on a Newport Boat... good time had, but I think I'd rather be on Beachwalker's Island.....

The character of pretty much all the seaside communities of New England is changing – not to the degree that the Vineyard has, but there is a major cultural shift going on. Many longtime working class residents are less than two tax re-evaluations from being pushed out. They may own the property, and they may have grown up there, but the truth is – unless you are stinking rich, you really don’t belong there.
I would guess a lot of people on the islands are now thinking, “Gee, if Bush loses the election, what happens to the capital gains tax?” That’s a major issue if you bought a house for 75,000 and now it’s worth 2.3 million.
From their perspective, while interest rates are low and the primary sector is still enjoying all the benefits that the current administration has bestowed upon them, now is probably the best time to take the money and run.

Sad to say, it's becoming pretty much the same on the Island of Long, too.

Taxes now make up a good half of an average LI mortgage.

We're seriously considering relocating an hour or so north of NYC, in upstate NY. Great FW fishing and still within driving distance of the surf.

I think you're going to be in for a shock when you start looking 1 hr north of NYC, I just moved from Western CT to RI and the prices in western CT will knock your socks off, plus the taxes in Westchester and Putnam counties aren't much better than they are in LI.

The taxes in Putnam and Westchester are double that of mine here on L.I: North of the city is no bargain. We should turn this into a yuppie bashing thread. Everything they touch, they exploit, over develop and destroy. Can't wait to see a Starbucks on the bluffs.

The north fork would be Greenport, shelter Island, or are these areas still south fork.

That what has happened to CT coastline . the yuppie rich moved in and restricted parking and access and do to the fact that I J paul yuppie donated money to your crooked political office . I want you to keep the locals and working folks from accessing my land to use my beach and invade my privacy . for islanders to leave times have changed for the worse . nothing like being a visitor to the islands and you always are greeted with a smile and a harty good morning/evening .

What is the CT law for coastal property lines ?

In Mass it is mean low water, meaning someone has a right to bitch about me walking on their beach because, by law, I am trespassing.

Then you throw in a prick, be it yuppie, grump or recluse and there is a potential issue for we that were used to fishing a certain spot(s).

People suck most times........

I had a lady ( could've used another term) tell me that I was on her private beach once. This was while I was perched on a rock 20 ft into the water. I said that she was misinformed (I was nice).
I explained the high water mark as being the end of her property line.I believe in my area the law goes one step more. Someone mentioned to me that it also includes the width of a horse and cart to that distance.This was due to the fact that farmers used the area beaches to gather straw years ago. Whether or not it's true I'm buying into that for my next confrontation.

I'm talking Sullivan and Ulster counties, not Westchester I know what taxes and property values are in Westchester, Putnam, Rockland and western CT.

My taxes on a 4 bedroom Cape on .58 acres in Brookhaven township are over $8,500. In Ulster, taxes on the same house and land would be around $2,000. In Neversink Township in Sullivan County, where the biggest taxpayer is the NYC Bureau of Water Supply, takes would be closer to a grand than 2 grand.

Yeah, and we get great services for that $8,500.

County police, county water which I pay for separately, no sewers, volunteer fire dept, streets plowed within 4 days of a major storm but not plowed enough for the rural route carriers to reach the box from their trucks, which means I have to dig it out if I want mail They do pick up the garbage, most days, anyway. But to save $6,000 a year I'd gladly truck it to the dump

We do have good schools, albeit ones we don't use.

There's a reason locals call this place Crookhaven

beach its public up to the mean high water mark . in which case unlike Mass Im not tresspassing . Ive had run ins with owners and cops called by owners . of course the cops dont want to deal with it so its " Move , ticket or jail " . its no longer worth the aggrivation in the middle of the night . Ive fought them and it doesnt get you anywhere . its me against the money .
