all you lawyers....
quick question: If I sign an offer to purchase real estate, present it to the seller for a signature, and then realize that the "offer good until" date has a typo and has already past ie, 5/30 instead of (6/1 the actual date it is signed) can I (the buyer) amend that good until date and sign the change? the good until date is decided by the buyer, in this case me, so if I accept a signature after the date has expired and I covered?

I am an broker, i would not sweat it too much the offer is just waht it says an offer, think of it as a warm up for the Purchase and Sale agreement. That is the critical agreement. In this market I am sure the seller would take your offer even if the date was off by ten years.

I would reccomend any change that is made to an offer either before, and more importantly after signature, should be made with the knowledge and consent of both parties as well as signature or initials next to any change that is made.

lets put it this way, if the seller is trying to back out if the deal, i need the offer to be binding.
