Price increases in building materials
April 1, 2021 20% price increase on all gypsum products (wallboard, blueboard, etc)
That on top of over $9.00 for a 2x4 at the local lumberyard? Crazy....

Yeah. We almost #^&#^&#^&#^& ourselves today. 4 sheets of 3/4 inch osb tongue and groove sheathing today. $275. Holy dog shat. Gettin out of control.
The big builders that have new builds already under contract are gonna take a bath
Rmarsh, what are u hearing from your higher ups as u r with one of the biggest residential developers in se mass
At least materials are available esp PT. We already have 4 big decks lined up for this summer in addition to the 4 from last year that we put off due to cost/ material availability. Saw a dude rolling outta homies the other day with 16 4x4x8 PT posts.

Im not involved much with cost of materials. I've heard they could almost double. Material price increases wont impact us negatively. They've been at this game too long.
I suspect that they can easily insert a material increase contingency clause or escalation clause into the contract.

Thankfully our retirement home is finished and while we had some delays and cost increases, our biggest issue was with the f*cking town planning board. Giant town of Plymouth, run by cronies, family members of old Plymouthians, compounded by a builder/architect team which didn’t investigate a last year change in the codes. Town approved the first set of plans and then oh wait we made a mistaken, the new codes for that congested cottage area won’t allow that design, back to the drawing board. Two years after the first set of plans were drawn, we are almost done, hope to get occupancy permit in a couple weeks.

Looked back a year and compared to recent
2x4x8 2.66 to 5.95
3/4 advantek 34.18 to 56.63
The next few years will be interesting, if you’re contracting projects be careful.
And that’s for both sides of the transaction

Versatex trimboard, also known as azek. Third price increase this year! was immediate, no 60-90 day advance notice. Price increase since 11/20 is 23%
