Tenants

I own a commercial Building and a residential multi family and it never ceases to amaze me the lack of respect for property and the over all apathy of some people.

I get home last night to find water draining through a hard ceiling in my space. I call the second floor tenant and ask if she has noticed any leaks. She replies" well my washer drain is over flowing but I put down a towel I figured it would soak it up. " me " how Long has it been doing this?" Reply "everytime I run the washer" so I ask her how many loads have you run today? 5 or 6. I didn't want to bother you at work she says.

Lon story short I now have brown stains on every ceiling in my space plus a plaster ceiling that needs to be braced dried and screwed back up. I am not going to tear it out because I am moving by October hopefully.

I have seen it all from frozen pipes(no oil) "we can deal with the cold and party rather than buy oil" to fluorescent orange paint on the wall of my commercial building to note parking spot numbers. Stealing cable and electricity from one another. People are just plain fools.

It is particularly water. Water is so destructive.

Not all people are just fools, some are down right stupid, ignorant and criminally neglegent!

You can surely bet that this same laundry-moron tenant will be crying "foul" when the mold starts to bloom!

Waterbeds or washing machines should not be allowed for this primary reason. Basements and laundromats are typically used for washer/dryers by tenants.

Tenants can be sneaky, too. We had several, in a first floor condo we had, and when I showed up on moving out day to get the keys from the last guy, his moving company hadn't arrived yet. I had to get back to work so I quickly checked out what I could grabbed the keys and left. There were still boxes (strategically as I would later learn) all over the place. Right after work I went back and he was gone but I found burns on the kitchen linoleum like the oven grate had might have been on fire and dropped on the floor and also the carpet just outside the kitchen area was burned right through the pad to the concrete. Fortunately, the security deposit almost covered renovating the place. I decided tenanting wasn't for me.

Lost the ceiling the day after BTW. Oh well fortunately my wife and daughter are at the cape for the foreseeable future and I carry flood insurance.
