Question Got House?

Well, now I done it.
Monday I sign the P&S on my first shack.
Its a little 22x26 cape with a shed dormer on the front and an enclosed porch.
It even comes with a man-cave !!!

It has had little to nothing done to it since 1928 so before I start moving in I am gonna need to redo upstairs including having a rear shed dormer built.

Any ideas on cost for such things? How about recomendations for builders?
I will do all the interior but need someone who knows to do the framing and exterior.
Also thinking of a followup 2story addition off the rear to hold my dream kitchen and the MBR. I'm thinking about 16x16 or something like that...

oke: Man, I am gonna be busy for the next 5 years doing the interior.

T19 - I been hibernating mostly. Concentrating on work and getting my finances in order to do the house thing. Lots of Family and BoyScout stuff too.
Thinking back, I did the same thing last winter. Course last winter I was looking for new employment

uff - We dont need no steenking snow! That snow was gone by the time I got there.

Up the back end of the lot is a swamp and a deep wide ditch full of water. Will be interesting to see what lives in it... Wonder if I can make my own little trout pond?

Dangerous thing is that I will be in easy distance of Belsan's

What I need now is some positive recomendations on contractors to come out and do the new dormer, update the electric, and possibly move the toilet after the dormer is done. Havent any of you had work done recently and got people you would recommend?

congrats man...on the new house....

5 years is a bit rough for the interior work...."as in" the project never gets finished and might take priority over fishin @ some point , if it isn't up to par for the wife?

you have to plan on gutting each room to replace all the crappy insulation
installed in 1928 and replacing every single window...with double pane....and
depending on the size of the windows ordered ...you may have to reframe them all to match for the new rough opening. then you'll have to patch in the shingles around each one. With the price of oil on the rise....heating costs
will SOAR so "think in terms on how to be cozy and warm first" with the existing structure before you jump into an addition. build the addition out on the lawn this summer....
with "sticks" ( 2x4's )(a mock structure) stuck here and there.... and pretend...its done, to see if a 16 foot bump out is adequate for your needs since every step of the new construction is the same regardless of the actual size.....

Raven - re:5yrs - At the least I need to stay in Scituate for 5 years to see both boys out of HighSchool. I figure I will only be done with the house on the last day I own it. I want to move in before Thanksgiving. That will mean completing the upstairs and rearranging downstairs in a 5 month span.

The 1st floor interior walls are mostly cheap paneling. I will be popping that off to redo with drywall adding/replacing insulation as I go. Upstairs I doubt there is any insulation. only place I found was in an unfinished closet. The rest didnt have any access. We shall see when the rear dormer goes in.

Much of the windows have been replaced over the years it turns out. I will need to take in the sashes to reglaze/prime/seal. a couple also have sills that are starting to go. For the most part it is beginning damage that can be handled on a case by case basis - scrape, repair, prime, seal, paint, next! - Outside there are triple track aluminum storm windows. They are the older variety from about 40 or more years.

Downspouts need to be extended and I need to do some grading all around to get the water to run away from the foundation instead of pooling at a couple spots.

The little furnace powers two zones. one up one down. Tons of baseboard heat!
I am sure it also drinks the oil. The PO (PreviousOwner) liked it hot.

Good idea on the stick box addition sizing. I will do that. I dont expect that to come into play for a few years A simple deck as placeholder may come first.

I have seen and heard some good things about Impruv Inc out of Hingham.. not sure about $ but they do very good work IMO
