Ok, now you're a homeowner

Those shingles are splitting and looking thin...

Your shutters are peeling...

The roof may look great but it leaks, you just don't know it...

Your chimney needs pointing...oh, and a stainless liner...

Those shrubs need to be cut back, again, again!

The grass has grubs...

The boiler is leaking, it needs to be replaced...

Your electrical service isn't to code, there's a fire hazard to fix...

Your septic backing up...

The livingroom floor is soaked with cat urine...wait till it's humid...

The appliances all need to be replaced...yes, she wants stainless...

Your old bed doesn't fit into the new bedroom...

Actually, all your furniture has to go...none of it looks good anymore...

That big tree behind the house is about to fall down...

Your toilet isn't vented properly, it's gonna be a cloggin...

Don't worry there will still be time left over to fish

Spence....nothing will stop me from fishing....NOTHING!

The shingles are worn and cracked and need replacing along with the trim.....next spring!

Gutters are new and aluminum!

Roof is spankin' new!

Chimney is mint, fireplace was never used and is clean and the top has a cap brand new!

Shrubs trimmed? Whatever...when I get to them!

The grass has grubs? Can I get them any ketchup?

Boiler is new!

Elecrical is great with a new breaker panel!

Septic backing up? Maybe....but the seller must put in a new septic at a cost of $24,000.00 before we close....and its a beauty!

All hardwood throughout....and is in good shape!

Appliances...we have new ones.....4 years ago that are going with us.....kitchen will be gutted, wall between kitchen and dining room coming down to make bigger kitchen area....who uses dining rooms any more? And she does want a Sub-Zero stainless monster....ok by me!

I have a saw....the bed will fit one way or the other!

We just bought a new living room set that will fit and look great....other than that...we don't have much furniture!

Tree behind us does not belong to us and can't reach the house!

Toilet vents fine but bathroom is disgusing and in need of updating....badly!

I will fish the season out and have all winter to work on the house....perfect timing!

How does that all sound?

Nice.. congrats to you both. Have fun with all the planned, and unplanned projects... hmmm.. new septic.. find out if you can get the $ deducted for NOT spreading loam and reseeding ... BM has the best answer for Grass.. pour Bleach on it ... I can't get away with it.. my missus wants bright green grass...

Congrats Larry and Fishchick...Nice house in nice town....I did the same in my cape..(knocking out the wall in between the kitchen and dinning room), nice and wide open now..Also did the same by the staircase ..Nice open floor plan...Enjoy the house, especially the fireplace

Larry,

DO NOT, but a SUB-ZERO brand fridge when you redo the kitchen. Buy the biggest brand name you can find, GE Maytag etc. The Subs are expensive and if you ever need it fixed because it is not working properly it is expensive and the parts aren't readily availible.

My Maytag wasn't defrosting right. Had an appliance guy come it to put in a new component. He told me a a costumer with a SZ that they had parts on order for the last 9 months!!!!!!!!!!

Thanks Beamie.....fortunately they will prove way too rich for our blood......I don't see the need for such a refridgerator.....I am sure our 4 year old fridge will be with us for quite awhile......besides....I might need to buy a VS!
